Old town centre, newer edges
Guisborough splits neatly in two for paving purposes. The historic core around Westgate, Church Street and the priory is stone and old brick, where riven flags, setts and clay pavers belong and where conservation controls can apply. The estates spreading south and east, towards Hutton Village, Belmont and the Rectory Lane area, are conventional post-war and modern housing with 30 to 50 square metre frontages that take a standard block drive at £60 to £100 per square metre.
Water comes off the hill
Sitting under the north face of the Cleveland Hills means surface water arrives from uphill as well as falling on the plot. A drive that only considers its own rainfall can be overwhelmed by run-off from the road or the garden above it, so falls, a channel drain across the threshold, or a permeable build with storage in the stone are all worth pricing. Ground can also turn stony and variable close to the moor edge, which occasionally changes the dig.
Gardens with levels
Sloping back gardens are common, so patios here are often terraces: a paved area cut level, a step or two down, sometimes a low retaining wall in the same material.
